For homeowners

You got a letter. You are allowed to answer it well

A notice from your association is the start of a process, and the process has rules too. We read your documents, write your reply and, if there is a hearing, go with you.

Most disputes with an association are won or lost by paper: what the rule actually says, what the letter says it says, and what you sent back and when. We start there, with the letter in one hand and your declaration in the other.

What we help homeowners with

  • Replies to violation letters and fine notices
  • Preparing for a hearing before the board
  • Written requests to see the association's records
  • Asking an architectural committee to reconsider a denial
  • Enforcement that seems to fall on you and nobody else

What we do not do

We act for the homeowner or for the association, never for both in the same community. If we already advise your association, we tell you at the start and send you to someone else.

The steps

How a homeowner matter runs

Most matters end at step two.

  1. 01

Step 1: Send us the letter

Your notice, your documents and the dates. We check for a conflict and tell you what we need.

  2. 02

Step 2: Your reply, in writing

We draft a short reply that cites your documents and asks for what you want.

  3. 03

Step 3: The hearing, if there is one

We prepare you, or attend with you, and put anything agreed on paper afterward.

Fees

How a homeowner is billed

Flat fees for each piece of work, stated before it starts and repeated in your engagement letter.

  • Letter reply

A written reply to a violation letter or fine notice, with your documents checked first. One flat fee per reply.

    • Review of your documents and the letter

    • A drafted reply, ready to send

    Ask about this
  • Hearing

Preparation and attendance when the board holds a hearing on your matter. One flat fee.

    • Preparing you and your papers

    • Attending the hearing

    Ask about this
  • Records request

A written request for the association's records, kept on file with a copy of the reply. One flat fee.

    • The request, in writing

    • A follow-up if the date passes

    Ask about this

Follow-up correspondence, appeals and court cases are separate, and copying charges are set by the association. Fees are set in writing before work starts, and anything beyond the listed scope is quoted first.

Send us the letter you were handed

Photograph it, note the dates and send it with your community's name. We reply with what it means and what we would charge.
